Rent Without the Big
Upfront Cost

Reposit is a simple alternative to a traditional cash deposit. Instead of tying up hundreds of pounds in a lump sum, you pay a small, non-refundable fee - freeing up your finances while still giving your landlord protection. If your landlord offers Reposit, you'll have the option to choose between this deposit-free approach or the standard cash deposit. The decision is entirely yours.

If you choose Reposit, we'll send you a link to sign up and pay your fee through the secure Reposit platform. This activates your cover and must be completed before your tenancy begins. From there, you're all set to move in and enjoy your new home - without the hassle of a traditional deposit.

Applying for a Rental Property

Once you've found a property you'd like to apply for, the process is simple:

Complete an application form.
If suitable, we'll move you to the referencing stage.

You'll need to provide references from your employer, current landlord and undergo a credit and ID check.

Please note, your application will not be considered fully submitted until all documents are received and referencing is complete.

What Happens Next

Before referencing begins, you'll be asked for your preferred move-in date and a holding fee (equal to one month's rent). This removes the property from the market for seven days while your application is processed. If the deadline is missed, the property may be remarketed, and charges may apply.

Once referencing is successful, you'll be issued with a Tenancy Agreement. This becomes legally binding once signed, and your holding fee will be used as part of your first month's rent. If a guarantor is needed, they must also sign a Deed of Guarantee at this stage.

Affordability Requirements

To pass affordability checks, your annual income must be at least 2.5 x the annual rent.

EXAMPLE
If the rent is £900/month, you must earn over £27,000/year.

If you fall below this, a guarantor is required. Guarantors must earn 3 x the annual rent and be in full-time employment. Housing Benefit or Universal Credit applicants must also provide a guarantor.

We strongly recommend tenants take out a contents insurance policy that also covers accidental damage to the landlord's fixtures and fittings. This protects both your belongings and your deposit.
