At Victoria Pinkerton, we're always looking for ways to make the renting process easier and more affordable. Reposit is a new alternative to the traditional deposit - and a welcome option for many tenants.
Rent Without the Big Upfront Cost
Reposit is a simple alternative to a traditional cash deposit. Instead of tying up hundreds of pounds in a lump sum, you pay a small, non-refundable fee - freeing up your finances while still giving your landlord protection. If your landlord offers Reposit, you'll have the option to choose between this deposit-free approach or the standard cash deposit. The decision is entirely yours.

Reposit helps make moving more affordable. You'll enjoy lower upfront costs, greater financial flexibility, and faster resolution if any issues arise at the end of your tenancy. There's no waiting around for your money to be returned, just a clear and efficient process from start to finish.
Getting started is easy
If you choose Reposit, we'll send you a link to sign up and pay your fee through the secure Reposit platform. This activates your cover and must be completed before your tenancy begins. From there, you're all set to move in and enjoy your new home - without the hassle of a traditional deposit.

Applying for a Rental Property
Once you've found a property you'd like to apply for, the process is simple:

Complete an application form.
If suitable, we'll move you to the referencing stage.

You'll need to provide references from your employer, current landlord and undergo a credit and ID check.
Please note, your application will not be considered fully submitted until all documents are received and referencing is complete.
Before referencing begins, you'll be asked for your
preferred move-in date and a holding fee (equal to one month's rent). This removes the property from the market for seven days while your application is processed. If the deadline is missed, the property may be remarketed, and charges may apply.
Once referencing is successful, you'll be issued with a Tenancy Agreement. This becomes legally binding once signed, and your holding fee will be used as part of your first month's rent. If a guarantor is needed, they must also sign a Deed of Guarantee at this stage.
Affordability Requirements
To pass affordability checks, your annual income must be at least 2.5 x the annual rent.
EXAMPLE
If the rent is £900/month, you must earn over £27,000/year.
If you fall below this, a guarantor is required. Guarantors must earn 3 x the annual rent and be in full-time employment. Housing Benefit or Universal Credit applicants must also provide a guarantor.

Insurance
We strongly recommend tenants take out a contents insurance policy that also covers accidental damage to the landlord's fixtures and fittings. This protects both your belongings and your deposit.

Charges may only apply in the following situations: You withdraw after reserving the property. You provide false or incorrect application details. You fail to meet agreed deadlines.

Victoria Pinkerton recently took over the management of an apartment block in Bangor, of which I am a Director. Victoria herself is dealing with the transfer from the other Agent, and I cannot speak highly enough of the service we are receiving. She is energetic and robust in her approach to ensuring we are getting value for money from all our contractors, and indeed, in her first week, the insurance cost was reduced by £1000. The transition has not been smooth, but she has persisted in overcoming obstacles, and I am grateful for her tenacity.
The ethos of the firm seems to me to place an equal emphasis on friendliness and professionalism, and every encounter I have had with other members of staff has borne this out.
